You’ve Been Lied To: Real Estate Edition

Buying or selling a home? Then you’ve probably been hit with a flood of advice; some of which is helpful ... some is not. There’s a lot of noise out there, and some of it needs to be squashed like a June bug.

Let’s bust five of the biggest real estate myths I hear on repeat.

Myth #1: You need 20% down to buy a home

Reality check: You don’t!

There are loan programs that start as low as 3% down. Some buyers even qualify for zero-down loans depending on the area or their situation. A good lender will walk you through what’s possible for you. If you need one, let me know; I have recommendations that fit your needs.

Takeaway: Don’t assume you’re out of the game. You might be closer than you think.

Myth #2: Spring is the only time to sell

I get it. Spring feels like the golden child of the market. But the truth? Homes sell in every season!

In fact, listing during fall or winter often means less competition for buyers, and the ones who are looking during that timeframe are more serious buyers.

Takeaway: The “best time” is when it’s the right time for you. Let’s build a strategy around that.

Myth #3: Open houses sell homes

Open houses feel like a big deal, but most buyers find homes online or through their agent. Not from cruising by and seeing a sign.

Do they create buzz? Absolutely! But if not paired with the proper marketing strategy, your house won't sell quickly.

Takeaway: Smart marketing and strong pricing matter way more than foot traffic and cookies.

Myth #4: You don’t need an agent for new construction

Some people think walking into a model home without representation saves them money. But here’s the catch ... the builder’s rep works for the builder, not for you. They’re there to protect the builder’s bottom line, not yours.

These days, having your own agent may come with a cost through a buyer broker agreement, but what you gain is way more valuable:

  • Someone who understands the fine print

  • Advice on which upgrades are worth it (and which are just upsells)

  • A buffer when the builder starts playing hardball

  • Negotiation power you wouldn’t have alone

Takeaway: Representation isn’t free anymore, but neither is going in blind. If you’re making one of the biggest purchases of your life, have someone who works for you.

Myth #5: Zillow’s Zestimate is your home’s value

I hear all the time "Well Zillow says my house is worth this much," and then they proceed to rattle off a figure. Yes, that is a number that your house could potentially sell for. However, it's not accurate, because Zillow has never been in your house or your neighbor's.

Takeaway: If you want the real number, talk to a local agent who knows your market. (Hey, that’s me.)

Final Thought:

There’s a lot of noise in real estate. Not all of it’s true, and some of it can actually cost you if you’re not careful.
